STEPS FOR THE HOME BUYING PROCESS
  • 1. MEET WITH A LENDER AND GET PRE-APPROVED

    Your lender will look at your income, debts, credit scores and other obligations to help find the type of loan that best fits your needs. Your lender will also walk you through the mortgage process so you better understand what it entails and what you will need to begin your home buying search. With the information that you provide, your lender will be able to secure you an interest rate and go over the many loan choices out there so you can find the type of loan that you can afford on a monthly basis.

  • 2. DETERMINING YOUR WANTS AND NEEDS

    Now that you are pre-approved for a mortgage and know what you can afford it’s time to create your wish list! Do you have an area in mind that you want to look in? What’s important to you in that area – schools, transportation, proximity to work, highways, walking distance etc? What are you looking for in your new home? How many bedrooms and bathrooms? Do you want a big back yard or finished basement? Do you want an updated home or are you looking for a project?

  • 3. WORKING WITH YOUR REAL ESTATE BROKER

    Communication is key when working with a realtor. We, at The Dan Spain Group, work diligently to aid you in your search using the criteria you provide. Once you have narrowed down what is important to you in location and home, we will set you up on a search so you can see the homes that are on the market. We set up showings and start your search!

  • 4. SUBMITTING AN OFFER

    Once you have found a home that meets your criteria and you are interested in submitting an offer, The Dan Spain Group will provide comparables for similar homes that have traded in the area in the last year. Using the information provided and advice from your realtor you can submit an offer by completing a contract and submitting a pre-approval letter. The Dan Spain Group will then negotiate on your behalf.

  • 5. EXECUTED CONTRACT

    Once we have successfully negotiated a contract for you, we will send it to your Real Estate Lawyer and your lender who will each help guide you through the legal and mortgage aspect of the process.

  • 6. PROFESSIONAL INSPECTION

    The first thing all buyers should do after successfully negotiating a contract, is hire a certified inspector to inspect the property. We recommend having an inspection so the inspector can explain the mechanicals and point out small and large repairs that are needed before you buy the property.

  • 7. CLOSE ON YOUR NEW HOME

    You have worked with your lender and your real estate lawyer and you are now ready to close. Your lawyer will have given you the final amount you need to wire to complete your purchase. On closing day, you will meet with your lawyer, typically at a Title Company, and sign the closing documents. Once you have completed signing and your money is wired in, you have successfully closed and you are now a homeowner! Congratulations!
