The Dan Spain Group is currently working on another house renovation in Western Springs that we want to share with you! We purchased a two-story single-family home with 3 bedrooms, 2.1 bathrooms and 2 car attached garage. The first floor currently features a living room, dining room and kitchen, with a small den and full bathroom. The second floor had three bedrooms and one full bathroom. This home is in Springdale, a secluded subdivision of Western Springs near Lyons Township High School, so we know the prime location would interest future home buyers. We closed in late November and received the permit in December.
Here is an overview of the projects we’re tackling in this Western Springs house renovation:
Master Suite Addition: This home didn’t have a defined master suite when we purchased the property, and fortunately there was an empty space above the garage for us to create one on the second story. We are adding a brand new master bedroom with an on-suite master bathroom and walk-in closets which should attract home buyers.
Second Floor Laundry: The laundry was previously in the unfinished basement. We had an opportunity to add extra square footage from the second story addition, so we decided to install a second floor laundry room for the future homeowner’s convenience. Who doesn’t want laundry on the second floor!
First Floor Family Room: Originally, there was a full bathroom off the kitchen and a small den at the back of the house. We feel a full bathroom isn’t necessary on the main level and we decided to reconfigure most of this area into a family room. We also designated some of the space for a new mudroom and half bathroom off the garage entrance. We felt an open concept family room and kitchen combination would appeal to many buyers.
Kitchen Gut Job: The kitchen is in an ideal spot (next to the dining room and opening to the new family room), but extremely outdated. Since renovated kitchens are important to home buyers, we are installing all new cabinets, countertops, appliances and flooring. We are even adding a peninsula with bar seating for an eat-in option near the adjoined family room.
Flooring & Paint: The living room, dining room, and upstairs bedrooms all had good bones but just need to be updated. In these spaces, we plan to replace the old carpeting with hardwood floors and put a fresh coat of paint on the walls.
Basement Upgrades: We want to transform the large unfinished basement into livable space by dry-walling the exterior walls and add canned lighting. We also plan on adding carpet to the floor. Lastly we are framing off the utility room and creating a 20 x 14 storage room!
